Bernadine Senior Independent Living, was purchased on January 1, 2015, and since then Squared Properties has raised rental prices an average of 50%. We believe that taking care of our tenants and our employees will and has led to greater income opportunities and value added to the investment.
Bernadine is our pilot, which proves that our service-centric model works. When our tenants are taken cared of, our investors succeed.
The Grove Village
The Grove Village is a value added and income opportunity for the investors. Sid has overseen a significant remodel to the property. That remodel and a purpose driven turnover of tenants has led to a very positive shift to a safe, family oriented culture of the property and neighborhood.
Again, our service-centric model has created a significant cash on cash return and value added for the investors.

In 2014, Tim launched the idea of "Real Estate Investing" and Squared Properties LLC was born.
Tim is a business-investor who is a majority owner of 500 apartment units in Southern California and Dallas, Texas.
Tim has a passion for cutting-edge real estate strategies, which led to the creation of Squared Properties.
Tim Crane is also a producer, known for Money Monster (2016).
Sid Villegas
Vice President - Operations
As our chief operations officer, Sid helps keep both our operations and finances in check. He has extensive organizational process experience. As a previous owner of care home facilities, he brings specific skills to the table.
Gary Hall
Executive Vice President (CFO)
Gary has worn many hats in his professional career, including managing manufacturing facilities and exploiting their synergies across the United States. Hiring and managing staff through large projects including the closing of one factory while simultaneously opening another. Gary has also been a commissioned municipal salesman, orchestrating many efforts from vendors across the globe and ushering large ticket items through the municipal vetting process. Gary holds the title of Executive Vice President and does double duty as the CFO.
